Self Employed Borrowers
Self Employed borrowers are required to submit these documents through Arive’s secure portal then transferred to Dropbox and store in folders by year and borrower’s last name.
1. Personal Identification:
• Copy of a government-issued ID (e.g., driver’s license or passport).
• Copy of your Social Security Card
2. Business Documentation:
• Business license or registration documents.
• Proof of self-employment status (e.g., a letter from a CPA or attorney).
• Articles of incorporation or partnership agreements (if applicable).
3. Tax Returns:
• Personal tax returns (Form 1040) for the most recent two to three years.
• Business tax returns (Form 1120, 1120S, 1065, or Schedule C) for the most
• recent two to three years.
• If the mortgage application is in the middle of the year, interim profit and loss
statements will be required.
4. Financial Statements:
• Year-to-date profit and loss (P&L) statement for the current year.
• Balance sheet for the business.
• Statements for business bank accounts.
5. 1099 Forms and Other Income Documentation:
• Copies of 1099 forms and any other income documentation for the past two to
three years.
6. Business Debt Information:
• Detailed list of business debts, including outstanding balances and monthly
payments.
• Copies of business loan agreements.
7. Credit Reports:
• Personal and business credit reports.
• Explain any late payments or derogatory marks on the credit reports and any
inquiries made in the last 90 days.
8. Business Bank Statements:
• Personal and business bank statements for the past two to three years.
• These should show regular income deposits and business expenses.
9. Business Profitability Proof:
• Business revenue and expenses records.
• Contracts, invoices, and receipts that validate income.
10. Debt Obligations:
• Detailed information about any outstanding personal or business loans. –
• Information about other financial obligations like alimony or child support.
11. Letter of Explanation:
• A detailed letter explaining any irregularities, fluctuations in income, or other important financial information that underwriters
should consider.
12. Other Supporting Documents:
• Copies of lease agreements (if the business owns or rents property).
• Proof of business insurance.
• Any additional documentation requested by the mortgage underwriter.
